They contact a local realtor and say, “Hello. I’m a real estate investor and I want to buy a house. Can you help me?” The agent sees $$$ signs and a fat commission in their future. They search for any house that’s ugly and needs repairs. The new investor gets the ‘fixer’ closed and then pops the champagne thinking, “This is going to be fun!” They don’t have any rehab experience, and will probably underestimate the true repair costs, let alone the time needed to complete the rehab. Yes, time is money! They bring in Carl-the-contractor who’s a friend-of-a-friend’s buddy. Carl is smart. He sees a fat paycheck and a naïve investor. Dear Carl gives the newbie investor a low-ball estimate of repairs to secure the job. A year later and two times over budget, the house is finally rehabbed, and the investor finally gets it on the MLS with their local agent friend (5-7% commission off the top). Then it sits on the market because Newbie Investor priced it high to try to recoup their rehab costs. After a few mortgage payments (OUCH), the investor finally comes to the realization that the price must reflect comps (comparable sales), not what they need to get out of the house to cover their over-budget expenses. At this point, they’re highly motivated to get rid of this Nightmare On Elm Street as the monthly payments (mortgage, tax, insurance and rehab costs) eat up all their savings. The investor reluctantly agrees to multiple price reductions to get rid of this stressful financial burden. Finally, they sell it for a song. The newbie investor loses tens of thousands of dollars and creates so much financial stress with their spouse, they talk about divorce.

I’ve been a business owner since I was 25. I owned a chain of fitness centers in southern California along with a personal fitness business that catered to demanding Hollywood celebrities like Nick Cage, Josh Brolin and Wolfgang Puck. I started my real estate sales business in 1991 and within six years put myself into the top 1% of realtors and income earners in America. In the early 2000’s, I added a real estate investing division to my growing business platform. I’ve completed over 350 real estate deals including flipping, wholesaling, subject to purchasing, lease options, sales and buying homes for my investment portfolio. All totaled, I’ve done over 100 million dollars in real estate deals.
I produced and hosted a successful podcast called ENTREPRENEUR MARKETING MANIA in the early days of podcasting. I had the privilege of interviewing some of the top online marketing experts in America and across the world. A few years later, Guerrilla Marketing International, one of the most iconic names in business marketing, hired me to be their Master coach for the state of Colorado. Value vs Cost Mindset

There are two types of people when it comes to making buying decisions. There are ‘cost’ people and there are ‘value’ people. The ‘cost’ individuals are the ones that only look at the expense of the product or service and never look at the value involved. They are ‘scarcity’ minded people. They’re the ones that look at the prices on the right side of a restaurant menu before ordering.
The other group are value-based buyers. They have an ‘abundance’ mindset. They’re the ones that look first at the value a product or service provides before even thinking about the price. If the value is there, they buy it without thinking twice. They know the ROI (return on investment) rationalizes the purchase. If they see the value and know the price might be a stretch for their budget, they find the money somewhere, somehow. Cost is not part of their thinking. They have a ‘can do’ attitude and they make things happen. They are successful. They are winners.
The buyers that only review the price to see if it fits their budget are not looking at the big picture. They look at their bank account or credit card limits and make decisions on that metric alone. This is scarcity/fear-based thinking. Their WHY isn’t big enough and their excuses kill their ‘joie de vivre’. These individuals rarely win in the business world let alone in the business of life. They’re more cut out to work 40-50 years in the corporate world being told what to do and how much they’re worth. They do the 9-5 cubicle dance hoping to get their ‘no-longer-gold’ watch at retirement. And all along their corporate journey, they hope and pray they don’t get laid off during these volatile times we live in. There’s nothing wrong with the corporate world, but so many times these souls come to the end of their life hearing the ‘shoulda-woulda-coulda’ words ringing in their heads. As my mentor Dr Wayne Dyer once said, “Don’t die with the music still in you!” Don’t let this happen to you.
Scarcity and fear mentality are black holes that all too many new RE investors fall into. Those black holes are hard to escape from unless one changes their mindset to abundance and success. 3) You’ll have 24/7/365 access to me via text and email. Most REI coaches provide 2-4 phone or Zoom appointments with clients each month. They usually last 25-60 minutes.
